Kentucky generally does not completely waive property taxes for disabled veterans. Instead, qualifying homeowners may receive the Kentucky Homestead Exemption. For the 2025–2026 assessment years, the exemption subtracts $49,100 from the home’s assessed value before property taxes are calculated.
Kentucky’s Homestead Exemption reduces the assessed value of an eligible homeowner’s primary residence. Property taxes are then calculated using the remaining taxable assessment.
It is important to understand that this is normally a reduction in taxable value, not a complete elimination of the property-tax bill.

Assume a qualifying homeowner has a Kentucky residence assessed at $250,000.

In this example, the homeowner’s property taxes would generally be calculated using a taxable assessment of $200,900 instead of $250,000.
This does not mean the homeowner receives a $49,100 cash benefit. It means that $49,100 is removed from the assessed value used to calculate property taxes.

No. Veteran status by itself does not automatically qualify a homeowner for Kentucky’s Homestead Exemption.
A disabled veteran must satisfy Kentucky’s total-disability requirements and provide acceptable documentation to the local Property Valuation Administrator.
Service-connected totally disabled veterans receive an important administrative benefit: after the initial application is approved, Kentucky law generally does not require them to submit a new disability application every year.
Because disability classifications and supporting documents can vary, veterans should confirm their eligibility directly with the PVA office in the county where the home is located.
The application is handled through the Property Valuation Administrator, commonly called the PVA, in the county where the property is located.
Do not assume the exemption will be applied automatically when you purchase a home. The homeowner is responsible for applying and providing the required documentation.

Because Kentucky does not automatically eliminate property taxes for every disabled veteran, a lender will generally include a reasonable property-tax estimate when calculating the borrower’s projected housing payment and debt-to-income ratio.
Once the homeowner qualifies for the Homestead Exemption and the reduced tax amount is reflected in the official property records or tax bill, the mortgage servicer may be able to adjust the escrow analysis.
The exemption does not necessarily produce an immediate payment reduction at closing. Timing depends on the application date, county assessment records, tax-billing cycle and mortgage-servicer escrow review.
Eligible Kentucky veterans may receive several significant benefits through the VA home-loan program.
The VA funding fee is separate from Kentucky property taxes. Certain veterans receiving—or entitled to receive—VA compensation for a service-connected disability may be exempt from paying the VA funding fee.
A veteran does not necessarily need a 100% disability rating to receive the VA funding-fee exemption. The funding-fee rules are different from Kentucky’s Homestead Exemption eligibility rules.
